Fiscal Officer announces new property values for 2011 triennial reappraisal update

Summit County Fiscal Officer Kristen M. Scalise CPA, CFE has announced that the 2011 triennial reappraisal update informational brochures will be mailed to residential property owners beginning August 22, 2011.  Neighborhood conferences will start Tuesday, September 6, 2011.  There will be four conference sites in neighborhoods throughout Summit County, with the last conference concluding on September 29, 2011.

Ohio law mandates our office must reappraise residential properties every six years and update the values of those properties in the third year after the reappraisal.  The year 2011 is an update year.  By law, each home’s value must be set at market value for tax year 2011.  Since taxes are one year in arrears, the value changes will be reflected on the tax bills to be mailed in January 2012.

The Fiscal Office Appraisal staff divided residential properties into appraisal "neighborhoods." These neighborhoods are all the same in that the parcels within the neighborhoods share common characteristics and are affected by similar influences. In conducting a reappraisal, our appraisal staff analyzes sales ratio reports and determines how values have changed within the neighborhood since the last reappraisal.  Once that determination is made, a uniform up or down value adjustment is made to all the homes in that neighborhood.
